Evaluations (Inspections)

General Information

To keep our buildings in top-notch condition and our property values as high as possible, our management company conducts one annual evaluation each year, usually in June, of the exterior of the homes, including decks and fences. The management company conducts monthly drive-through evaluations during the rest of the year.

 

 River Oaks is a hybrid "town-dominium" where owners are responsible for:

 

1. Maintaining their homes from top to bottom (including the roof), back to front, side to side as well as their front and rear yards in a neat and clean manner in accordance with the By-Laws;

 

2. Abiding by the Rules and Regulations for decks, fences, sheds, patios, doors/storm doors/shutters, gardening/landscaping, trim/siding/brick, house numbers, copper roof maintenance, grills, drapes and curtains, satellite dishes and exterior lighting;

 

3. Ensuring that changes to the exterior of their homes, including landscaping and installation of permanent items, are approved via the Architectural Change process in accordance with the Rules and Regulations.

 

Maintenance and appearance are our primary concerns during the annual evaluation.  Grass and landscaping issues and rules violations will be noted during monthly visits or if there is a complaint about a specific property. 

 

We urge you to review the reports from last year to familiarize yourself with the nature of our annual evaluation results. The data is presented in colorful pie charts as well as a full data sheet.
